This lovely two-bedroom penthouse apartment features a large balcony, which is the ideal space for socialising and enjoying the sun. The apartment can accommodate up to 4 people, making it the perfect choice for a holiday with friends or family.

  • Are there sunbeds on the property for us to use?
    Yes, there are two sunbeds at the property to use on the large balcony area.
  • Are there air conditioners in the bedrooms?
    There are air conditioners in both bedrooms and the living room. Because these use a lot of electricity, please use responsibly. When using the air conditioning, keep the doors closed and turn off when not in the room.
  • Are there any additional costs for the use of electricity or water? If so, how is it calculated?
    No, there are not any additional coasts because electricity and water are included. However, please use them wisely and do not be wasteful.
  • How is the deposit payment organised?
    We would suggest that you pay £100 or €100 deposit into our account prior to arriving, because it is a recorded transaction. Find the details below: For Sterling / Pounds pay into Bank: Lloyds, Account Name: T.Spooner, Sort Code: 77-27-17, Account Number: 11489360 or For Euros pay into Bank: Hellenic, Account Name: Spooner Terence and/or Spooner Emma, Iban Number: CY870050035900035910B5255801, Account Number: 359-10-B52558-01 As a last resort, you can pay the cash in Euros to Maria, our manager of the apartment (who lives on the residential estate). Providing all is okay on check out, the deposit will be returned back in full.
  • How is the check-out organised? Will there be someone confirming that everything is okay and we will get a refund of the deposit?
    Maria can sometimes meet you for check in at 2pm and for check out of 11am. However, this varies due to renters coming and leaving at different times and her other commitments. In any case, we have the apartment keys stored safely so that they can be accessed or put back at any time. After the property has been inspected after or during check out and providing all is okay, the deposit will be returned in full (this can take up to 5 working days).
  • We have booked to stay for x amount of nights. Will there be a cleaning service/changing of linen during our stay?
    Everything will be fresh and clean upon your arrival, including towels and bed linen. There will be no changing of bed linen during your stay. This is because the apartment is self-catering. However, there is a washing machine there that you're welcome to use. You will need to purchase your own washing tablets/ detergent. We recommend using capsules that you put into drum with the clothes. You are welcome to bring these from your home.
  • Are there any construction works or loud noises nearby during sleeping hours?
    The apartment is situated in a very quiet area and the apartment overlooks the swimming pool and the fields (seen from the large balcony area). The apartment is located on outskirts of the town and only a short walk to the centre (approximately 5 minutes). As a result, the local area is usually very quiet.
  • What does the Town of Xylofagou have to offer?
    It has several restaurants and a couple of bars. It is also close to Ayia Napa, just 13 kms away. For a lively night, you can book taxis to or from the area. The nearest beach is about a 10 minute drive away in Ayia Thekla. The beach stretches from Ayia Thekla through to Ayia Napa.
  • Is car hire advisable?
    We would advise taking out car hire. However, we would suggest you pull onto the complex and take luggage out and then park on the road outside complex. This is because the parking in the complex is tight and by doing so, you will avoid your car getting scratched. You can drive into the North (Turkish part) of Cyprus, but at the border you will need to take separate insurance (check the car hire polic, as some will not allow you do this) and your passports. The border at Pyla / Pegamos is about 20 kms away. Larnaca Airport is about 35 minutes away and Paphos Airport about 1 hour 30 minutes away.
  • Can we take sunbeds down to pool or seaside?
    You can take the sunbeds to the pool, but not to the beach. If you take the sunbeds to the pool, you must bring them back into the apartment balcony area in good condition. The local beaches have sunbeds and charge €2.50 per sunbed and per umbrella.
  • Can you use the parasol and barbecue in the large balcony area?
    Yes, you can use these. For safety, please keep the parasol down when not in the apartment or when there is windy weather. When using the barbecue, keep it some distance from other furniture and the parasol. You are also welcome to use the two tables and the chairs. Make sure all is kept in good condition and that the gas bottle is disconnected from the barbecue.
  • What communication is there in place during our stay?
    We have a Whatsapp group that is setup for yourselves (renters) with Maria (Manager) and ourselves (owners). That way, you can rest assured that any questions or concerns will be dealt with quickly.
  • Is there anything to watch on TV?
    We have an Amazon firestick in the living room TV, which you can use to log into Amazon Prime or Netflix. It's important you use these for only the free items (included) and you do not purchase anything on them. It is strongly recommended that renters use their own accounts on Amazon and Netflix to avoid any confusion. There is also a TV in the main bedroom (the one with the double bed). This has nothing connected to it but renters can bring their own firestick and plug that into that TV.
